Having
a timber floor at one’s place can make one feel very special at times. As silly
as it may sound, not all people go with timber floors anymore as vinyl flooring
gives the same aesthetic. The romance of old-school wood floors is still very
much alive in some people. If you are one of those people, to keep your floor
in pristine condition it should be subjected to some TLC over the years. Timber Floor Sanding and Finishing
is the process by which your floor can gleam and look just the way it did when
you first had it installed.
Sanding
and polish what, you might think? Well, if you are unaware, the process is
called sanding and polishing. “Sanding” does not actually pertain to sand but
is rather a sand textured abrasive paper which is rubbed on the wood floor to
scratch and peel its topmost layers. When the floor is clean and fresh wood is
seen the sanding is stopped. The floor is not only sanded once but twice or
thrice, the number of times it is sanded depends on the company you are getting
service from solely. After the top layers of the floor are removed it is then
polished with chemicals which locks the shine and smoothens the floor. If you
want to change the colour of your floor i.e. to make it darker you need to
apply a stain before you put the polish and final chemical on top. The process
takes about 4 to 5 days to complete and dry off and after the time is over, you
can use the floor as you normally would. However, it is advisable that you use
soft pads to cover the bottom of your furniture. This is advised because most
of the times the varnish applied on top of a freshly sanded floor is damaged
when furniture is dragged across the room. The rubber felt pads will hinder the
furniture from being dragged and the softness from it will keep the floor in
immaculate condition.
If
you intend to sell your property then getting it renovated before you get a
price for it can be extremely beneficial. Renovated homes go at a much higher
price because everything in them has been restored and there is zero to none
changes that need to be made. Flooring is just one of those things. While it
may seem like a hefty investment at first it does seem to add a lot of value to
your property making it an investment well worth making. The other two
renovations that you should consider are the updating of fixtures around the
house. If any lamp of door knob is broken, get it fixed as these little details
matter the most when a property dealer comes to inspect your house. The next
thing is to paint it. Research has shown that freshly painted houses retail at
a significantly higher rate than those houses that are not painted recently.
Bonus points if you get timber floor
sanding and finishing along with those. Just keep in mind that painting
the exterior adds more value to the property than the exterior in case you were
tight on budget and had to pick one only.
